I need to double check that and I would suggest you do the same.

As a wholesaler, your role in the big picture is to identify and secure a purchase opportunity that you can deliver to your buyer, so that THEY CAN MAKE MONEY.

To be extra safe, consult a local real estate attorney.If you truly can't assign the contract, then form a relationship with a transactional lender and just do double-closings.

I'm into this house for $15k in various turn costs already, so doubling that (for a property that cost $85k) is pretty horrifying.
