traditional stocks have paid 10% since the depression. you could put it in a roth ira, buy a total stock index fund from vanguard & keep it there until retirement & cause yourself a lot less hassle.but if you're gambling on appreciaton, with the leverage, then you can outdo those returns. at 3% appreciaton, you could get 20% return.

I've come across a couple of people on here that I would like to learn from, my plan or Idea is to own a home based business that part of invest in real estate, such as renting out a place to generate cash flow and also having some stock in REIT and other business as DRIPS, there's more to it but I'll be brief for now.

I am not involved in flipping but know once the news stations start saying it the market will become about nonsense instead of numbers.It's kind of like a stock everyone is saying to buy is when the smart people sell to them and get out.I am sure we will see in the next 6 to 12 months articles like "The real estate money making machine is back !
