You're the one on the hook for the mortgage so unless it's an investment that you would feel comfortable making without this 3rd party involved, I would steer clear.

I'm not quite sure why the other poster would suggest financing the 2 family investment property as owner occupied, but I would stay clear of that.

Now obviously not all strategies will work in all markets, but I think the whole mentality of going somewhere else to invest is 9 times out of 10 a personal deficiency and not a market issue.There's a little book called Acres of Diamonds that explains this clearly.
