Yes that is definitely a clause you can negotiate and one of the beauties of owner financing.

That's the beauty of a HELOC, the choice is yours entirely.I would NOT suggest using the HELOC as permanent financing for a rental.

When I talk to people close to me including family/relatives about this the hate meter is off the charts I have never witnessed anything like this before.

And while it might look like a pig to you (because you're probably right, the place is probably run down and needs a rehab) to him, it's still the beautiful property that has brought him a solid stream of cash flow for many years.
