See what their cash price is and if you can get it to them for 50% of that you can keep anything else and everyone wins.

From the 6 different lawyers I have spoken to, it seems he may win and I don’t know what I will do.

If he has seller financing, why give that up, just assume the note and you both win.

NO, it's a buyers agent doing the very job there hired to do, tell there buyers what it will take to WIN that property.

They may not win those incredible homes that are priced correctly - but they are winning TONS of the other homes out there. 

.- Population north of half a million (or if smaller cities roll them all up into one target "market")- Prices at or below median value for the area- Equity north of 35-40% (anything less and there isn't really enough room to sell at a discount)There are a zillion ways to win in this game, it's just a question of what works for you.
