Land in Arizona to Develop or Wholesale Advice

Hi everyone - I'm looking for some land developers or some advice on how to wholesale land in AZ, nearby Verde Valley, Cottonwood, Yavapai County. I often get this kind of leads and I know you have to find see land as what would be its "Highest and best use" and sort of work your way backwards to get to the land price. At the same time, it takes a lot of due diligence to figure out, zoning, split or not, etc.. So I figured I ask for advice from some experienced land developer or land wholesalers in Arizona.
