go to one of the weekend workshops and talk to a few flippers in your area, they may give you a wholesale contract if they like the deal. 

It’s a BS clause wholesalers try to use to back out of a deal.....they don’t have a partner....it’s a tell tell sign to an informed seller they’re not dealing with a real buyer.
