Make sure you check the major systems and check to see if they're in good condition. 

I don't want to manage a separate system for one tenant.Does anyone have any suggestions of what works for them? 

Or if it's vacant I've seen them where the copper water lines are missing, cabinets missing, AC and/or furnace missing, water heater missing.   

I used protective ear plugs and ear muffs during this year, along with making contingency plans about moving if the situation didn't get resolved.My takeaways from my experiences are to be persistent and learn the rules of the system.

I can see water damage in the drywall coming from the bath locations.

I have a client looking at a 12 unit apartment building, 12 stoves, 12 fridges, 12 dishwashers, 2 large water heaters, 12 garbage disposals.

Other than interior paint, all of the work done was to the exterior of the building (new roof, new driveway, parking lot) or the HVAC system.
