Without being able to walk away from bad situations, your life will be filled with constant stress.

I plan on doing this one more time next year, but then after I acquire 5 properties it will be hard to acquire more due to my debt/income ratio even with an 814 credit score and no debt other than my rental income properties.I have a serious capacity for stress and risk.

It will also take away any stress your credit is causing you. 

I can't stress enough finding an agent who has experience with investor properties!

It’s nice to stress test your assumptions and drop your occupancy to 85-90% and see what that looks like as a worst case scenario.As far as the 80/20 or 75/25 it’s probably a lender specific question as I always err on the conservative side and avoid any surprises.

So I will usually 1.5x or 2.0x the stress.

I've worked with a financial adviser when I had a brokerage account who helped me stay on track when my emotions were getting the better of me during stressful market conditions, but the adviser could only deal in products offered by that brokerage firm.

These are the four biggest pros IMO.1) Cash flow is tremendous2) Students are highly likely to pay their rent3) Easy to raise rents every year4) Consistency and stability of the tenant base The management, however, is pretty involved and can be very stressful.
