Doing so would only save them a fee one time, but the loss to them on any future deals and their namesake would be a great loss.Also, in an effort to avoid such an occurance, I have in the past had escrow instructions that instructed escrow to payout on the Hud (irrevocably) to pay my corporation the fee amount and make sure that my fee plus the EMD required was sent into escrow upfront by the buyer BEFORE they could ever do such a thing.

What that really means, though, is that you owe rent until the landlord re-rents the place and that the landlord has to make a reasonable effort to lease it out.

There is no guru course or system or ploy that I've seen that explains this area to do things "properly" that is compliant with the intent of applicable laws or setting things up to ensure you can actually perform under a contract.The issue really is education and I guess people tend to be defensive when they are told they are screwing up after they went through all the effort they went to in trying to learn something, I understand that.There's more than a million folks out there that need to make money, desperate people, wanting to learn and chasing the dream.

Although the house is on a street with many well-kept homes, it is next door to a less than well-kept home and 2 doors down from a condemned semi (fire damage, the town hasn't made efforts to remediate).

Also do not waste your money on all the websites and agencies which promise to sell your timeshare but require an upfront fee for administrative/marketing efforts.
