I was in the field all of the time and I was responsible for estimating.  

Which is around the time I discovered BiggerPockets.

If everything worked out we would still charge the tenant the difference in rent for the time they have left.

Fast forward to present time, I never got to complete the house and lost over $200K on the deal. 

My advice for you is to spend time learning about the real estate market and know your investment strategy.
