Unfortunately, a number of real estate players made a career selling a property on a land contract, and after collecting payments for 20 years claiming payments were missed and repossessing the property.

@Tyler Barker I think its as simple as putting any money into real estate. i started calling myself an investor after i finished my first duplex and rented it out but during the process i kept alluding to saying it was like a hobby. my career as a whole is in real estate but the actual investment portion of it is only a percentage of my income but i do consider myself an investor because i put time and money into real estate whether its a buy and hold, flip, or partnership investment. when someone tells me theyre a real estate investor though, my mind automatically goes to landlord or flipper.

Hi Cynthia,I am still in the reading/listening to podcast stage of my Real estate career but i am going to pitch in here with my opinion and see how close it is to other experienced investors that comment later.Your management fee expenses are super low at 3%. i have seen them being quoted from 8%-12% on all other deals that i learn from in this forum and in general 8-10% seems to be the standard.
