This is a fantastic leverage opportunity to get a price reduction or owner carry, as the alternative is admitting to the IRS that they lied.

For starters, the "Pro" designation under my name is (for now) a lie!

I have no issues with someone telling me the truth, but have VERY little patience's for when someone tries to upsell me or gives me a line of BS or lies.

Most of this stuff relies on a good internet connection - it seems that the technology has come a long way, and the options are improving.My main question is if anyone has any specific input on this broadly, but then more specifically, getting internet set up on a job site may be a challenge - I'm looking into different Mobile Hotspot type options. 

Any investor running around pretending they don´t make mistakes is lying or delusional.

No point in having a lease if you don't actually enforce its terms.I allow pets in my properties with my permission and approval on a case by case basis and a heavy deposit....... but I do not tolerate tenants that lie to me.....don't set the precedent that the tenant can lie and hide a pet with no consequences.
