The fact that he is requesting this "fee" before being funded is an immediate RED FLAG.Pay him up front and you can kiss your money goodbye.Private lenders should understand your intention when taking on a project, and their role supplying the funds as well as receiving their interest payments.

Ended up going for the 2.8% variable as the cash flow is now even better (though im using less leverage). 30 year amortize, paid monthly = ~900$ mortgage.

Some of your manufactures like Bosch and Blomberg make models where the dryer supplies the power receptacle for the washer, so there is no need to run a separate 110v circuit.
