No - maybe a hair less to make it stand out, but you wouldn't leave money on the table just because you've perfected your business.Consider also that money shouldn't be your only concern - time and quality are important too.

If you're looking for other markets I would also suggest Indianapolis.  

The other thing you get, is that if you ever have an issue with the work performed, the stores generally will burn the sub if they have to, in order to stand behind the work.

(though it will surely change overtime)  Once you have done that, I would suggest that you geek-out on learning your market.Although history shows that RE will appreciate over time, speculating and counting on appreciation can be a dangerous strategy.

@Adam Jaken - There are a lot of places and avenues where you can definitely make more than 5-6% but I would suggest you pick a place and research it to get to know the market.

Unfortunately, they don't have stand alone tenant screening so far.

Just sayin if you want your product to stand out, mayyyyybe push the envelope a little!

Another option: allow it to be free-standing with more, properly designed/installed support posts.

Someone suggested that I could perhaps cash the equity out of the free and clear rental I have and use that towards the purchase of this deal.
