just mentioning it.. many times on BP be it turn key or any other vendor selling ( especially guru expensive training courses) you would be amazed at how many people with less than 5 posts all of a sudden pop on with glowing testimonials.. 

I’ve been interested in buying rental property for a few years but suddenly have a possibility to buy my parents’ rental property.

I am not sure if the market surge is real or the fleeting reaction to the impending Amazon HQ arrival.

Things like that should be pretty minimal in the grand scheme.That's assuming the HOA in question has good financials and an adequate reserve fund, so if they do suddenly find out they need a new roof, they don't have to hit the owners with a big assessment, but that's a whole topic by itself.The real gamble is how long this guy is going to be around.  

All of a sudden, you have a duty to rent to the black guy otherwise, it could easily be shown that your application process is racist.Now, in the real world, it just happened that the two white tenants were perfectly nice people and the black guy was a walking nightmare, but try proving that if you were ever called on it.Its much easier to deny every single one of them the property on the basis "you got evicted at some point".

I've run into a few of these where probate dragged on for months and months then all of a sudden it was approved and everyone was racing to close. 

The minute some out-of-town investor buys the property, the tenant stops paying and the PM suddenly gets transferred to another city and now the investor is stuck.

What they do most often, is they will start complaining about stuff all of a sudden, and saying things aren't habitable, and you're wondering what the heck is going on.  

- Thanks for the invite to the conversation.We rent to a fair number of foreign students - some by the room, some as apartments.I will re-iterate the sentiment already expressed that we have very little trouble or any sort with our foreign students - we had one who left suddenly and owed us rent.

She didn't even mention this, but I also offered to send her a copy of my utility bill to prove it was my residence, just in case she was worried it was a scam.Then, all of a sudden, when she realized she would need to put her money where her mouth was (duh)...it turned into, "oh, well first she needed to talk to her friend to cement the travel dates and blah, blah, blah."
