I am looking into a Flip and with the new Codes for ADUs available in CA, I was looking for opinions of whether to build an ADU versus having a nice private yard?

A heads up - before you send out your deposit accounting read the CA laws very carefully -  thankfully laws are changing to protect tenants from over charges from the security deposit - but this means there are very strict laws regarding this. 

You can be smaller for market rate people but that is the definition in the code.

Before you do anything, you better be up to speed on Texas' LL/T law (Chpt. 91 & 92) and evictions (Chpt. 24) of Texas Property Code. 

There are a few Realtors on here such as @Avery Carl that strictly specialize in STRs and also helps you figure out which market would best suit you.

Check with your county zoning office and/or code enforcement office.

Fair housing law is pretty strict - why would an appraiser who makes $600 on that job risk a violation and intentionally appraise the house half a million lower than it should be.
