I couldn't agree with @Amit M. more about the variable rate financing aspect, along with the differences in vacancy, especially if you have a single-tenant building, large single space, or unique building.

BTW, if you get involved in any seller financed note or installment contract, your cash purchase changes to complexion of an equity financed obligation to the extent of cash paid as a funded loan that can impact foreclosure and deficiency aspects...but that's another matter.Impressed with your recognizing the importance of pre-origination aspects as well as post closing matters.There is no flow chart that I know of for note due diligence as there are infinite concerns that may need to be addressed and the road can take sharp turns without notice.

By posting on BP, developing a BP network, and reading real estate books, you will do fine in RE, no matter the major.Tech is drastically changing the way we do things, but one thing tech won't be able to replace is human interaction and understanding (in the near future), which I would say is the most important aspect of real estate investing.I ended up majoring in Political science, while taking a few business classes.

I also think that the larger investors economy of scale/savings can't even overcome the efficiency added by the local investors who know their local market and invest strategically in their market over a long time horizon (i.e., the guys that can wait a long period of time for bargains and wait out market swings).
