The question(s) I want pose here today is around the current tenant situation at the triplex and get some feedback on what to look for and how to proceed in due diligence.

If I were writing the offer, I'd evaluate the property based on the cost of this repair by either asking for a price reduction equal or greater than the price of repair, or for the seller to remedy the situation prior to close.

David, if you are the sole owner of both businesses unfortunately that puts you into "controlled group" situation and will disqualify from setting up a Solo 401k plan.
