.:)  The real answer is to prevent churning or constant refinances in an appreciating market because the secondary mortgage market is built on mortgage backed securities and lenders would have to pay their yield spread back to the investors if the loans kept coming out of the security.You can go with a DSCR loan that doesn't require 6 months seasoning, but the terms are not as favorable as they would be if you waited and since you're playing the long game with the property, it's best that you wait.80% is available, but again, the terms are not nearly as favorable as they would be at even 75%.

The problem is the top tenet has become unruly and needs to be evicted, the houses were renting for 850 each and i am not knowledgeable in evictions. but if this gets me into the game ill fight tooth and nail to get this property if its worth it!

Networking is huge is this game, plus it is very refreshing to be surrounding with like minded people.

@Michael WilliamsUnless you have a previous relationship with a hard money lender I think it would be a rare find to get one that will loan to you without you having skin in the game.

You'll pay a bit higher interest rate, but the loan process is also simpler.

Any HOA rules on street parking. also find atleast 2 examples of eviction on this set up and get your game plan.

Simply changing a name does not change the underlying fundamentals of your situation and playing name games doesn't circumvent guidelines.
