Hi Molly,Since, you are merely using one loan to pay off another, it doesn't seem like an efficient use of capital (especially if the loan you are paying for the primary has low rates).

My point is that observing the 2008 GFC it seems like interest rates are a leading indicator for future delinquencies, and that delinquencies tend to lag by about 2 years.Should we expect something similar to happen again in the current market?

Lots of people getting duped on the STRs in 3rd ward; it's just wrong. 3rd and 5th ward seem to get the most attention, followed by Acres homes, but I don't invest in the slums.I bought a few houses in Houston in the heights, midtown-ish area, and the Lindale area.
