Have heard two sides to this:

1) mortgaged properties cannot be put into LLCs and the bank will call the loan (due on sale etc). Only option would be umbrella insurance.

2) banks never find out you put it in an LLC...

I will be acquring about 30k of equity and want to eventually use that to buy a second property and that's where I need some assistance. 

I thought that maybe I could convince an agent that has access to the MLS I want access in, to give me access as his licensed assistant.

Hitting those metrics on a consistent basis is not realistic.Eventually if you do take that high money after a few deals the sponsor seeks out cheaper debt and cheaper investment money in the marketplace.
