And the guaranteed bit is key too ... sufficient margin of safety must be maintained on the non-risk-free alternatives or else when bad stuff happens in the market then really bad stuff will happen to you as an investor if you lever to the hilt without any margin for error.

Obviously I'm in Calif, but I've found Farmers to provide a good Landlord Policy and a reasonable rate - - it comes WITH liability insurance.
