Either you scare the Seller into selling now, or entice Buyer to feel greedy in acquiring the property NOW when everyone thinks a recovery/vaccine is round the corner and prices will shoot up.

Here are my thoughts on each: Rent Increases:Finishing a basement/adding bedroomsKitchen Update (cabinets, countertops, appliances)Bathroom update (tiled bathrooms) Price Increases: Large, obvious, big-ticket items such as the roof, water heater, furnace, plumbing, electrical, AC, etc. 

I am sure people go to AZ year round, but there has to be slower times and what will you do to have people going to your rental when there are "more options available"?

No doubt, we learn from those little hiccups along the way, and grow tons for the next round. 

Airbnb bookings can take place months in advance so it might be booked when you want a weekend getaway.
