I'm all in . . . just need to get the ball rolling. 

You get that big hangover from Thanksgiving, everyone's stressed out trying to find the perfect present, sick of all the pushing and shoving at the mall and the Amazon guy is a day or two late on everything. 

If you are constantly just pushing MLS listings into a calculator and not viewing them, you won't find a deal in a hot market like that and you will be in analysis paralysis for years.

Then when things are rolling, you can quit the day job and make the side hustle your full time.

We plan to purchase a duplex and owner occupy for a year in hopes of buying a SFH afterward and renting out both sides of the duplex + acquiring additional cash flowing properties.I have an agent, have been analyzing deals and really want to get the ball rolling.

@Lane Kawaoka, I think not a big game changer due to the owner occupancy requirements, lots of loopholes for cities to push back, and high construction costs. 

@Matt ZieglerI will see what they send but it seems as though they will push higher than 80% ARV even with repairs needed.

If you purchase conventional, then move in and refi to FHA, you could do an FHA with rehab funds rolled into it as well...
