Renovating kitchen is lot costlier than a smaller kitchen in a duplex/quadplex.Are they all scattered over the country or do you cluster them over smaller area/cities?  

You get all the benefits of owning real estate (cash flow, appreciation, tax benefits) with none of the headaches of buying, renovating, or managing properties.

However, keep in mind, if you were to househack a condo, that you may be restricted by the HOA to execute certain things like renovations and there may be rental restrictions as well.

After a thorough set up with them we simply email them receipts with a note for what it was for/what project and they allocate it into the right category.Now if you have the capacity to learn quickbooks or employ someone who is versed in it then that is your best bet. 

I was in a duplex this week with a starting price tag of 175K that would need at least 125K in renovations. 

However, difficulties aside, you have to learn how to source cheap houses (I suggest off-market) and renovate.
