wholesale deals go down just like any regular deal.. buyer does some sort of walk through inspection etc.. 

Done right they can position themselves into regular retirement income from passive real estate investments or working with you to grow and continue the legacy without paying any tax. 

I've had a few regular houses on my radar to put financing on for a few years.   

But my retirement will be most people's regular w2 life.

Just change filters regularly and keep outside ac unit clean of cotton and debris.

Unless you are super passionate about it or if it was a property you wanted to visit yourself from time to time (not sure why you would in this situation), I would probably just make it a regular rental for now and leverage the college as your primary source of rental traffic, but hopefully catering to responsible students (who are not going to party and thrash you home) or professors or other support staff for the college. 

Most real estate agents will probably tell you they will work with investors to have a chance at earning a commission but unless they regularly work with investors be careful.
