Are There opportunities in Long Island, New York?

I live in Nassau County, Long Island but feel that as a new investor, properties here are very expensive. I also don't see people mentioning Long Island as a good place to find deals.  I have been trying to joggle numbers using the 2% and 50% rules but they seem not profitable. I would appreciate any thoughts on investing in downstate New York as a whole especially for short and long term rentals.
