If not is the area attractive to quality tenants that will pay market rents?

The problem with meetups is they take a lot of very valuable time and produce very little to zero results.

We produce into the grid and " sell" the extra back to the utility in the form of energy credits. 

Now what you don't want to do is refi and then use that money for something that doesn't produce money (like a new addition on your primary) because now it's just a loan that's bleeding your bank account every month. 

As with most investment vehicles, people are attracted by and curious about the possible returns.

Also would longterm renters be attracted to housing communities with things like a pool, gym, etc.Any advice would be greatly appreciated.

For agents, go to Trulia, Zillow, redfin,  and look for top producers. 

Even though my profile pic is pretty professional, I often feel like your profile pick.I used to buy into the be professional all the time and don't talk politics on your personal profiles but I hated working with some of the people I attracted because I'm a jokester that likes to have fun.I now attract clients that don't drive me insane by being total sticks in the mud.

It does no good to place capital with a sponsor who has an attractive pro forma to find out later they can't be trusted.
