As for the fees, it is hard to nail this one down as each lender has their own internal process and fee structure.

@Tom Scott  I think you nailed it with your thought of "if I can buy like a wholesaler and fix it like I was going to flip it, why not hold on to it?" 

I would first nail down the exact area/s you're looking in.
