I would prefer to take longer negotiating the price down and then being able to deliver than lock up a deal quickly and then spend time on the back end.

But everyone is different and maybe you would prefer to not worry about it all!

Then from there you can transition into acquiring additional renters or fixer uppers depending on your skillset and preference. 

@Amber Mena  The best way to estimate the value is to find other comparable sales within a mile that also have ADUs, preferably fully remodeled if you're building new.

For example, house hacking might seem like a really obvious answer because you get such broad exposure to the industry, but maybe its not a good fit for someone that prefers very passive options or commercial.
