Hi @Sarah Godil - I don't know your market, but typically I've found that the best advice is just to sit tight in your position.

I found one that had an eviction notice on the door and a for sale sign in the yard but no listing agent only a number. 

I want to be an honerable man, and find a way that I can keep these investments as a positive situation.

Brendan Harrison Listing agreements are contractual arrangements between the listing agent and the seller...The seller pays the commission, so if you don't use an agent it doesn't improve your position.

I notice upon my return that EVERY REAL ESTATE AGENT I knew was starting to offer 0% down FHA LOAN to assist people getting into a new home or slightly distressed home. 

Our goal is to obviously have good positive cash flow, to re-invest in more property.

As a agent I look at the comps and I'm almost positive its worth at lease $380k- $400k. 

My thought is I can buy the raw land, and sell it back to the owner of the main parcel, who recently purchased it from a bank as an REO.The property has access to a main road without going through the other parcel, but is currently behind a contiguous fence from the other parcel.Does this strategy make sense, or am I putting myself in a poor position by doing this.

Without knowing what is driving the industrial market in OH, how the building is positioned within its submarket, likely tenant pool etc. it would be inappropriate for me to comment on lease up probabilities. 

In the state of Maryland are you required to give any advance notice to the current tenant before showing the property to a new potential tenant.
