So far, I have learned some quick ways to do analyze deals, but I haven't perfected it.

I just think the financing is harder then what people say it is if you don't have perfect credit and you are new to the business and do not have a PML. 

The multi-family market is generally priced to perfection right now (or so I hear) so finding a good deal is very hard and requires a lot of patience. 

But you have to get away from the negative energy.

The idea is to get away from utilitarian purchases and give the tenant something that they would not ordinarily get for themselves.

You might get away with a centimeter or 2 of space between 2 planks in the living room or kitchen for example, but in a high moisture area like a bathroom, if some water gets under those floor boards it can be HELL!

And you want to be the owner of the property on title.And she wants to get out of her situation, not have to deal with the house or payments anymore, and also doesn't want to have this loan hanging over her head indefinitely.There is a way to set this up to where everybody is happy and protected, and from what you've shared, this does seem like a perfect candidate for a subject-to structure.Use that little search tool at the top right of your page and look for "subject to" ... you will find some great threads on this topic where people who are much more experienced with subject-to than me speak to how it works.

We are in the perfect market conditions to find a deal like that.
