You could tell her to give 30 days' notice and pay the penalty to break the lease (assuming it is not domestic violence as there are local laws around leases in that instance), but that he has to be on board as they both have to be out.

Unless you start with a property that has that infrastructure already in place, where you will then pay a premium for that.

It is honestly pretty hard to cash flow here, so I would look at deals where you would negatively cash flow less than what you pay on rent.
