I am not adverse to a project, and can see the post rehab light at the end of the tunnel.

I have yet to purchase a property that with my pro forma indicated negative cash flow, but I have purchased twice with my pro forma showing cash neutral and I would not be adverse to purchasing a property with negative cash flow. 

Investment in real estate is extremely hard work and requires many years of dedication, and above all the willingness to overcome obstacles.  

Overcoming the first steps in investing are already hard.

Plenty of people (agents included) can come up with pie-in-the-sky ideas of how to change and improve a house, but few have a real understanding of what that work entails, what challenges will need to be overcome, and how long it will all take and what it will all cost. ...how did this agent know all this info?

This has been key to help me bounce ideas, overcome obstacles, and hold me accountable.  

Access to the land may be granted through adverse possession if the current owners have been passing over the neighbor's land for many years.  

If you are risk adverse real estate, (especially out of state) is not for you.

There's products to overcome that but it's going to cost money somewhere...

But just wondering how those of you that are successful at this have overcome your fears.
