@ Krystle Padilla,I completely second what Kelly Courtney and Jason Jones said about Denton County opposed to Collin County (Plano).  

I would also not be opposed to a flip if the right deal surfaced while I’m searching for a rental.

We've built our own retaining walls, replaced 16 windows, repaired appliances, sprayed exterior/interior paint, learned to set tile and cut countertops ourselves.

No foundation issues, all exterior and load bearing walls are in good condition, roof is in fair condition and not leaking severely.

The HOA is $220 which includes pool, garbage, ground maintenance, and insurance on exterior building.

I still get home inspections.About a year ago I started getting condensed inspections though, it covers the exterior, basement, major mechanicals, and roof.  

Another option is simply the ridge cap flashing - it may be allowing water from the exterior to enter.I'd encourage you to have the roof substrate checked too... either condition may be affecting that which is not readily visible.

At first view of the exterior pic I flinched hard, but then later read that you will be adding shutters, so it should be all good!

If it is homeowners that are in foreclosure or tax trouble, then your phone calls might be longer (which means more money with a service.) than just getting a lead who is not in that situation.I also applaud you for trying to actually answer the phone calls as opposed to sending them to voicemail.
