Google search gives me these super wide ranges and mostly talking about adding a bedroom in a SFH, which I'm not sure if applicable to this situation of "moving/subtracting a bedroom from one unit and add it to another unit in a duplex".

The biggest ways IMO are MLS data, multiple solutions for sellers (off market cash deal or listing), ability to rep. yourself on your own deals (saving on commission).Commission savings adds up fast when you're doing multiple deals a year.That being said, there is cost to having a license so if you're only doing a couple deals a year then it might not make as much sense.

@Sandee SampsonA construction attorney would be who to contact but you are going to spend a lot more than $7000 in getting this resolved against a builder.Also let’s say you win, the courts could also say you didn’t pay for a retaining wall which is needed so it’s a betterment to the property so you would still need to pay for the wall and they would be responsible for some soil etc.
