@Abidemi OnibatedoFHA or seller financing are two options but I would recommend be careful investing with little money down as on day 1 you are already upside down on the property and having the mentality that real estate always rises when you are cash strapped is not a wise decision

I have to be comfortable renting to the people that live in the area (I don't care about race, family type, sexuality, I'm talking about the war zone personalities/mentalities).Anything that meets to above criteria I want to keep as a rental.

Lots of people jumped into a small handful of markets where there are no other strategies/exit plans, whether that be from that type of advice and/or herd mentality.
