Hi Jordyn, Since you are in MO, do you know anything about the Joplin, MO market?

I'm particularly passionate about investing in emerging markets across the country.Outside of real estate, I enjoy all outdoor activity, including golf, boating, sailing, fishing, skiing, hiking.Excited to learn and connect with you all!

There are beginning to be a fair amount of properties that have been on the market for quite a while.  

Gather some market data- look for local market reports and engage a commercial real estate broker who can provide some great market insights.

It opened my mind to a new marketing avenue.

Are there any resources that exist to determine what the fair market price for a condo should be in a particular area?   

Holdover tenancy is addressed by a significant rate increase for every day (I use 150% of market rent as that seems to be a reasonable enough number that a court would allow + costs associated with their refusal to leave) and I have wording that if I can't turn over the unit for any reason outside my control, I'm not liable. 

We don't know yet at this moment if in our market that is even possible, so worst case we could always just sell the home.

I am open to most markets in metro atl but do not want to go too far north or south.
