It’s worked out well as I stay there when I need to but I also have it rented as a luxury rental during the high season and have brought in 21k this past year.I currently have 185k equity between the properties and am ready to purchase another one.

I run a exterior corridor independent lodging property.

Over the past 10 years, there have been roughly 1,000 luxury rentals developed as the market continues to expand/spread outside of NYC; there are another 500 or so rental units in development in the immediate downtown area.

Real estate has all decrease in valuation, but affordable housing will be healthy and take the least hit compare to luxury homes. 

I have also looked into the possibility of a more luxurious condo in brickell downtown Miami for posible Airbnb or rental. ( long term goal for me is to move to brickell) Just want to hear what would you experience investors would do in my situation???

There has been a lodge / small hotel that has 10 rooms for sale for about 2 years for a ridiculous price.

Us, regular mortals, don’t have those luxuries 😊

Your tenant doesn't have that luxury.  

I've also spoke to folks about building townhomes and selling or demo/rebuilding luxury spec homes in highly sought after areas in town.Also been interested in multi family, Grant Cardine style, buy well add value, hold/sell, etc.At this point have a decent amount of coin and potential partner but have confused myself on a strategy and what to pursue.One day I like the idea of cash flowing, sometimes I like exit strategies that development projects have.
