Obviously, they dont want to lose money, and wont lend on a bad deal, so I do my analysis, get my numbers, and then compare it to theirs after they do their analysis.

Im here at BiggerPockets to network, learn as much as I can, and transition into a valuable contributor to the site!

I have seen a lot of flippers in my area lose money, or not make much,  because they inflated the ARV and/or didn't account for market changes over time. 

Don’t lose sight of the importance of building relationships with people in your circles.

It’s my opinion now that if a lender/scammer is competing for a newbie’s business by saying “You’re not going to be able to find this money anywhere else,” They are fairly confident that they indeed won’t lose a dime to you but in-fact take your 3K and run.The last comment Steve made ended our relationship.

Starting an investing venture out of state is asking for trouble and it's one of the fastest ways to lose your money.
