So what you're buying is literally Unit 42 of The Springs, not just an item of real property.Imagine buying a lifetime supply of massages, they are not going to let you take the massage table home.I suppose they could let you out of the HOA, or they could entertain an offer from you to buy your way out, though I've never heard of that actually happening. 

They literally make up their own rules, so you can't always predict them. 

you are literally paying for the turnkey providers margin, which i think is fine, but an appraiser will have issue with that and likely to come up with a value less than asking price.  

Do you think any broker will take you seriously when you say you're looking for 16+ units literally anywhere in the country and you have no money or financing lined up? 

I could literally ask all the investors to email me nearby comps and post ads online for rental?

With all this knew knowledge I’m obtaining, the one thing I am still searching for is a true first step in how someone with literally zero experience in ever purchasing a piece of property would get started.

A potential problem is that the electric service cables are so close to the left deck rail that I can literally grab them and I'm 5' 9".
