Everyone talks a big game until they lose a couple hundred thousand to save $20k. 

I would also add good health care to that list.

If you list all 3 for sale you’ll probably know 30-60 days before the first one sells and have 45-180 days to sell the other 2.

It's helps to list out what you have to offer for each of those dimensions when picking a market.

I'm guessing your source is talking about trying to get a bidding war going between cash buyers.....good luck.
