There can be hoa debts, code violations, or any manner of other "title defect" and it doesn't really matter to the process........if a third party buys it at auction, they inherit all that joy.  

And u should send different list; High Equity Out of State Absentee Owners, Foreclosures, Divorce, Probate, Inheritance etc

As long your inherited tenants are paying on time you can take your time training and see how well they learn.The up side of vacancies is you get to choose your own tenants and start fresh with the training process.

Hello everyone, I've been sending letters to inherited properties with USLeadList's list, and as some might know, they only provide the last names so I've been addressing my envelopes as "The Jones Family", etc.I'm getting ready to send mail out to probate leads now.  

There are always foreclosures, motivated sellers, inheritances not wanted etc.

They are all paid for; we received an inheritance and invested it into the recovering market.

Current owner inherited the property from her father.
