Well done.  50% makes sense to me -- you left out buyer/seller agent commissions (6%+), and carrying costs for 6 months.

They are more passive but you have to know a lot to buy right.For single tenant leases the length of the primary term lease left and credit of the tenant makes a big impact on financing.For most NNN you are looking at 25 to 35% down.

This is normally the route we go vs a full clean out and turn over as vacant units + rehab = very costly.We have 10 units we closed on about 25 days ago, we terminated 1, another is going to court, 1 left, and 1 is vacant.
