Hi all, My spouse and I have a full time W2 jobs and we are looking into real estate investment (SFR - buy and hold strategy for now).

For the past 4 years I have been in Colorado working a corporate job.

I am busy in a full-time job in Boston and wanted to work with someone trustworthy to get started quickly rather than get stuck in analysis paralysis or be discouraged by Boston prices.

I can't comment on the actual value since I don't know where it is actually located, but even the brand new properties sold at top value are sold to investors with the only real expectation of resale is to another investor - not owner applicant.I would suggest you be patient and don't rush into judgement good or bad. 

I did a horrible job at vetting this tenant for my ADU, however, I have done nothing but right by this tenant and has numerously asked that she put her boyfriend on the lease to ensure he is covered for rental insurance to keep me safe.

Most will require some skin in the game and they lend on the property and your experience, not your jobs.  

My lender packaged and sold my mortgage, and when I called the new servicer to inquire about a HELOC/ Home Equity Loan they told me I wasn't eligible because of my short ownership duration.I am planning to pay for most of the improvements with cash I have on hand from my W2 job, but I want to get something set up in case of an emergency repair/ use towards other investment opportunities.

Turn it into a mid-term rental (our research suggested it would not be worth it for this particular property in our area and short term renting isn't allowed)3.

Tenant only left because they were relocated last minute for their job.
