It will nearly always be better to get professional advice before you invest and find out what mistakes you've made based on advice from the internet.

No consistency and the employees didn't seem well trained.

Water bills are insane here ($220+ for 2 people with minimal outdoor watering), so all in with internet, gas, trash and electricity that's roughly $500 month.

Honestly, mostly investors with cash or first time homebuyers rather new investor looking to take a big bite on their first investment purchase (with some training wheels as I like to say) and swing for the fences.

She has the internet, light and water bill under her name only.

Or should I try and find someone in person and talk to them about it and/or maybe shadow them to get better training?
