West End is "hot to death" (as the young folks say).  

During the appraisal, there a hot water issue found so our realtor out in a request to have it fixed by Fannie Mae. 

They will be hot on your project and then you have to bug the crap out of them to do anything.

I am presently scraping and prepping the wood on my back porch and hot tub surround.

The house is located in a Pittsburgh neighborhood that has been hot for the last few years. 

I don't know your market, maybe it's a crazy hot area, but isn't this taking advantage of your client?

Never thought this would happen but even in a hot, seller's market, Murphy finds ways to strike.I bought a fix and flip in Feb of this year and while I was remodeling, I saw houses in the same development, with the same square footage, floor plan...everything, continue to sell at higher price points with no remodel.

I also mail custom letters on high end stationary sealed with hot wax and my emblem every time a listing expires in my community offering a free certified appraisal which I do myself and present to them at the listing appointment.

Just go where it's "hot".  

Hot air rises, so I am not sure insulating without installing AC will make the summer situation more comfortable.
