I am trying to balance the convenience vs practicality of this situation.

Thank you guys for the input , unfortunately owner occupying isn’t an option for me (it’d be much more convenient if it was) so fha is off the table.

I too am interested in being near the metro because it's just so convenient and I'm not ready to leave the big apple. 

Very convenient location on busy but safe as well as peaceful area of the town.

I've lived here all my life and started a small tech start up called HealPay convenient located downtown.

And there's also going to be the portion of the population that won't be able to work remotely, and will stay near the city for the convenience of getting to work.
