Read some books, YouTube videos, read these forums. 

I have read @David Greene's book on Long Distance Real Estate Investing and it is a phenomenal read, but would appreciate anyone who has experience in this area providing some of their feedback as well.

I bought the Book on Rental Properties on Kindle and on the first page is a link for a free Audiobook of The Book on Rental Property Investing, 30+ Essential Landlord Forms (Lease, Application, and More), and the Poster: The Ultimate Guide to Tenant Screening. 

Sometimes those who work from home part of the week are willing to adjust their travel for a better property a little further out.I know the areas well and would be happy to guide you in the right direction.

And the Bigger Pocket's Ultimate Beginner's Guide has a lot of great info including sections on mentors and networking.Hope this helps and to see you at one of those networking groups soon

Reading full books has never worked for me, but if anyone knows of some helpful things such as the “Beginners GuIde“ that BP made I would love to know.

Hi all, I remember listening to a biggerpockets podcast (the subject was wholesaling) where the guest mentioned a "blue book" that he had developed that was like a script for his employees to follow when speaking with a seller or buyer in regards to owner financing.

I've read several books and am getting conflicting info.
